CLIENT: 937 Group, LLC
CLIENT GOAL: Through a team collaboration, provide the Pearl District with a contemporary, cutting-edge building using unique proportions, traditional materials and energy efficient systems.
DESIGN RESPONSE: The 16-story 937 is made up of 114 residential units over ground floor retail and two levels of private parking. The building exterior has a palette of contemporary yet warm materials (done in conjunction with Holst Architecture). The interiors are sophisticated and immaculately detailed. The floor plans offer open, airy living and entertaining spaces that maximize views and natural light.
SUSTAINABLE DESIGN ELEMENTS: The project includes a wide variety of sustainable design elements. The orientation of the building, along with high efficiency heating and cooling systems, creates a building that requires very little energy. The building is wide along the street but shallow in its other dimension, which creates residential units with a high ratio of glass to interior and allows for optimum light penetration into the space. Low VOC materials were used throughout the interior of the building, contributing to the projects healthy indoor air quality. There are 4,000 square feet of vegetated roof and stormwater planters on the project, which filter stormwater on-site. Along with light reflectant exterior surfaces, the vegetation helps to reduce the urban heat island effect created by most concrete and steel structures. Low flow fixtures create a 30% savings below code for water use on the project. And 93% of demolition and construction waste was recycled and diverted from landfills.
