CLIENT: The South Group

CLIENT GOAL: Take the developer’s success in Portland’s Pearl District to the central business district of Los Angeles, a large, open, and under utilized area that had seen no new housing in 20 years.

DESIGN RESPONSE: Located on the corner of 11th Street and Grand Avenue, this 397,000 square foot, mixed-use residential project incorporates lessons learned in Portland, but is designed for an LA sensibility. Starbucks is the anchor retail tenant, part of 5,800 square feet of ground floor retail activates the street edge. Four townhouses face 11th street and are designed to accommodate “live-work” units, adding additional pedstrian-level vitality to the area. One hundred seventy two “loft-style” residences and a terrace garden, including some private terraces, are located on the third level above retail and parking. Floor to ceiling windows in all units provide spectacular views of downtown. Elleven, Phase I of a three-phase project, sold out in just 2 days, well before construction was complete.
